Property values for condos at 35 Balmuto Street, The Uptown Condominium in downtown Toronto

Balmuto Street has undergone tremendous change with the arrival of two very different condo towers. Just steps from the Manulife Centre and all the best of Yorkville and Bloor Street’s so-called Mink Mile of shopping, resale condos on Balmuto Street have done very well.
Let’s zero in and take a closer look at actual selling prices and property values at 35 Balmuto Street. These sales occurred in July and August 2016.
On the bottom half up the Uptown Residences condo tower in Yorkville, a one bedroom suite sold for $419,000. This condo unit faced south and the sale included a storage locker but no parking space.
Higher up the 35 Balmuto condomiuniun building in downtown Toronto, another one bedroom suite was sold by the owner for $440,000. The unit was about 608 square feet and the sale included a storage locker.
On the lower portion of 35 Balmuto Street, a two bedroom, two bathroom condo unit was sold for $683,000. This sale came with a parking spot but no storage locker. The suite faced south.
Nearby, another two bedroom, two bathroom condo unit was sold for $715,000. It included a storage locker and a parking spot. This was a corner suite that faced south east. The monthly condo fee for this Toronto condo unit was $969.00.
And near the top of the condo building at 35 Balmuto Street, a large two bedroom plus den suite sold for $1,058,000. The sale included a locker and parking spot. This suite at The Uptown Residences was more than 1200 square feet.
