Some of our more favourite transactions occurred helping buyers, sellers, landlords, tenants and investors on the dramatically changed Balmuto Street.


Balmuto Street has undergone tremendous change with the arrival of two very different condo towers. Just steps from the Manulife Centre and all the best of Yorkville and Bloor Street’s so-called Mink Mile of shopping, resale condos on Balmuto Street have done very well.


Let’s zero in and take a closer look at actual selling prices and property values for the Crystal Blu Condos ast 21 Balmuto Street, TSCC 2128, for July, August and September 2016.


During this time period, 6 condo suites were sold at 21 Balmuto St, Crystal Blu Condominium Residences.


A one bedroom suite on a high floor at 21 Balmuto sold for $439,900. This sale did not include a locker nor a parking spot. The suite faced west.


On a lower floor, another one bedroom suite sold for $446,000. This suite also faced west and did not include a locker or a parking space. Like most suites at 21 Balmuto Street, this owner enjoyed 10 foot ceilings.


About halfway up the 21 Balmuto condo building, a 2 bedroom, 2 bathroom suite sold for $616,000. This suite was on the north east corner and the sale included a storage locker and a parking spot.


On a very low floor, a 2 storey suite sold for $710,000. This rare find at 21 Balmuto had two bedrooms and three bathrooms and was more than 1000 square feet. The sale included a locker, parking spot, and the monthly condo fee was $1011.00


On a high floor at the 21 Balmuto condo tower, a 2 bedroom, 3 bathroom suite was sold for $730,000. This suite was more than 900 square feet and the monthly condo maintenance fee was $928.00


And the highest selling price during this time period at 21 Balmuto Street was $746,500 for a two bedroom, two bathroom condo suite about midway up the condo building. The sale included a storage locker and an underground parking spot. This suite was on the southwest corner.
