Some of our more favourite transactions occurred helping buyers, sellers, landlords, tenants and investors on the dramatically changed Balmuto Street.

 

Balmuto Street has undergone tremendous change with the arrival of two very different condo towers. Just steps from the Manulife Centre and all the best of Yorkville and Bloor Street’s so-called Mink Mile of shopping, resale condos on Balmuto Street have done very well.

 

Let’s zero in and take a closer look at actual selling prices and property values for the Crystal Blu Condos at 21 Balmuto Street, TSCC 2128, for January, February and March 2017.

 

During this time period, 5 suites were sold at 21 Balmuto Street.

 

On the 10th floor, a south-facing one bedroom suite was sold for $420,000 in a bidding war. This suite included a storage locker but no parking spot. The monthly condo fee was $416.00.

 

Up on the 20th floor, another one bedroom suite sold for 99% of asking price as $465,000. This sale included a storage locker and a parking spot. This suite face northwest.

 

On the 11th floor at Crystal Blu condominium, a 2 bedroom, 2 bathroom suite sold for $673,000 in a bidding war. The unit did not come with a locker, but it did include a parking spot.

 

On the 27th floor at 21 Balmuto Street, a 760 sq ft, north east facing 2 bedroom, 2 bath corner suite sold for $640,000. The monthly condo fee was $803.00.

 

And on the 26th floor at 21 Balmuto St, a 975 sq ft corner suite was sold for $985,000. The sale included a locker and a parking spot. The monthly condo fee was $968.00.
