One of the more exciting additions to Charles Street East recently has been the completion of X2 Condos, the sister tower to the original X Condominium. Both of these sleek black condo towers anchor the east end of Charles Street at Jarvis Street. Within walking distance to the Yonge Bloor subway station, they’re popular condo buildings for investors, renters and end-users.
The condo corporation at X2 Condos is TSCP 2429 and the property management company is Balance Property Management.
Cameron Weir and Scott Hanton are both investors and owners of condos on Charles Street East. Keeping an eye on property values for resale condos in these towers is obviously quite important. So how about property values on Charles Street East? Have new condos and resale condos in Bloor Yorkville maintained their values?
Let’s take a look at the brand new X2 Condo at 101 Charles Street East.
Remember that every building is different and has its own set of parameters and perceived values. More specifically, every condo building on Charles Street is, in effect, its own real estate market.
For June 2016, sixteen X2 Condo suites were sold.
In the bottom portion of the X2 Condominium building, 3 bachelor or studio suites were sold. Those suite owners at 101 Charles sold those units for $280,000 and then $280,000 again and then $301,000. Neither of those X2 suites included a parking spot.
In the top half of the X2 tower at 101 Charles, two 1 bedroom suites were sold. One unit faced east and the other suite faced west. The selling prices were $412,000 and $438,000. Neither unit came with a parking spot.
In the upper part of the X2 condo building, four 1 bedroom plus den suites were sold. All three suites came with an underground parking spot and they all faced either north or south. The selling prices for these units were $470,000, $472,000, $555,000 and $593,000.
On very low floors at X2 Condos, three 2 bedroom, 2 bathroom suites were sold for $605,000 and $598,000 and $650,000. All three included a locker and a parking spot.
On the top portion of the 101 Charles condo building, selling prices for 2 bedroom, 2 bathroom suites were $687,000, $760,000, $750,000 and $765,100.
