Toronto Condo suite values at The Ramsden Condominium, 980 Yonge St, March and April 2016

Condo buildings in downtown Toronto are certainly plentiful. Luckily in the Bloor Yorkville real estate market each condo tower is unique. The Ramsden is one of our favourites. More refined, quieter and elegant than some of the newer towers, 980 Yonge Street, MTCC 1173, near the intersection of Yonge & Belmont Street, is often the ideal address for condo buyers looking for more than an average box in the sky. It’s a stone’s throw from Rosedale subway station and is home to a more sophisticated crowd than other Bloor Yorkville condo buildings. But it’s still a 2 minute walk to Yonge and Bloor and everything downtown Toronto has to offer.

Property values and selling prices are affected by many factors. In Toronto, each building, each intersection, each street is really its own real estate market. It’s important to understand how one building’s value is different than another… and why. Luckily The Weir Team has years of experience with this and has a great understanding of values for every building.

For now, let’s zero in on The Ramsden and take a look at selling prices in March and April 2016.

Only three condo suites were sold during this time period.

A one bedroom plus den suite on a very low floor was sold for $490,000. This sale came with a storage locker but no parking spot and no balcony. The suite faced west and was more than 1000 square feet.

A couple of floors higher, another one bedroom plus den suite was sold, but this suite came with two full bathrooms. The suite faced east and the selling price at 980 Yonge for this unit was $535,000. A storage locker and parking spot were both included.

And about midway up the 908 Yonge Street Ramsden condo building, a 2 bedroom, 2 bathroom suite was sold for $612,000. The suite was more than 1000 square feet and included a storage locker and an underground parking space. There was a balcony and the suite faced southwest.
