Toronto Condo Real Estate News: Property Values researched by The Weir Team from MLS Real Estate Listings for Resale Condos at 101 Charles Street East

 

One of the more exciting additions to Charles Street East recently has been the completion of X2 Condos, the sister tower to the original X Condominium. Both of these sleek black condo towers anchor the east end of Charles Street at Jarvis Street. Within walking distance to the Yonge Bloor subway station, they’re popular condo buildings for investors, renters and end-users.

 

The condo corporation at X2 Condos is TSCP 2429 and the property management company is Balance Property Management.

So how about property values on Charles Street East? Have new condos and resale condos in Bloor Yorkville maintained their values?

 

Let’s take a look at the new X2 Condo at 101 Charles Street East.

 

Remember that every building is different and has its own set of parameters and perceived values. More specifically, every condo building on Charles Street is, in effect, its own real estate market.

 

For July 2016, eight X2 Condo suites were sold.

 

On a low floor ata 101 Charles, a bachelor studio suite was sold for $293,000. This small X2 unit was about 463 sq ft, faced north and was not sold with a locker or parking spot.

 

Two identical one bedroom plus den suites were sold. One one a very low floor and one near the middle of the X2 condo tower. They both faced north and had monthly condo fees of $415.00. The lower suite sold for $486,000 and the higher suite sold for $535,000. Both suites included a parking spot.

 

A 2 bedroom, 2 bathroom suite was sold midway up the X2 condominium building. It was about 803 sq ft and was on the north east corner. The selling price was $630,000 and included a locker and parking spot.

 

A few floors higher at X2, another 2 bedroom, 2 bathroom suite was sold for $638,000. This suite was on the northwest corner and came with a storage locker and underground parking at 101 Charles Street East.

 

A one bedroom plus den 2-storey suite was sold on a low floor. This unit had one bedroom plus a den and included two full bathrooms, a locker and a parking spot. The owner of this suite at X2 enjoyed a selling price of $645,000.

 

A two bedroom, 2 bathroom suite was sold on the southeast corner for $728,000. This suite included a locker and parking spot and was on a high floor.

 

Also at 101 Charles St E, a very large 2 bedroom, 2 den, 3 bathroom suite was sold for $945,000 at X2 Condominium.
