Located just to the east of Toronto’s downtown core, young couples and young families continue to eye this diverse area with hopes of calling it home. Homeowners who’ve lived in the area for decades have seen property values skyrocket. But with that success for sellers comes the pain for many buyers who continue to lose bidding wars and cling to hope that they can still afford a detached or semi detached house in Leslieville.

Since Cameron Weir and Scott Hanton help so many buyers find the perfect place in Leslieville, we thought it’d be a good idea to take a closer look at property values for specific pockets of Leslieville. For example, north and south of Gerrard Street or east or west of Greenwood Avenue can all be better, worse, more valuable or less valuable for a variety of reasons.

Our seventh Leslieville neighbourhood to focus in on will be south of Queen Street East. These residential streets include Heward Avenue, Pape Avenue, Caroline Avenue, Larchmount Avenue, Berkshire Avenue, Rushbrooke Avenue and Marigold Avenue This area is sometimes referred to as South Riverdale as well.

In March 2016, according to the Toronto Real Estate Board’s MLS system:

-4 freehold properties were sold in this area by some of the best real estate agents in Leslieville

-the average selling price of all homes sold here was $725,250 in an average of 5 days on market

-selling prices ranged from $523,000 to $803,000

-all houses sold in this section of Leslieville were semi detached or rowhouses

-1 house sold was on Eastern Avenue for $523,000

-1 house sold was on Marigold Avenue for $785,000

-2 houses sold were on Winnifred Avenue with an average sale price of $787,500. Both were semi-detached

So what sort of difference would it make if it were detached? Or if there were no parking or no basement? What about 2-storey versus 3-storey? One bathroom or two? Finished basement or only partially?
