Leslieville Realtors
The Weir Team helps real estate buyers and sellers all across the GTA and Durham Region. One area that we have a tremendous amount of experience with is the increasingly popular Toronto neighbourhood of Leslieville.
Here are just a few houses that Cameron Weir, Scott Hanton and our stellar team have sold recently in Leslieville for tremendous profits for the sellers:
Located just to the east of Toronto’s downtown core, young couples and young families continue to eye this diverse area with hopes of calling it home. Real estate homeowners have seen property values in Leslieville skyrocket. But with that success comes the pain for many buyers who continue to lose bidding wars and cling to hope that they can still afford a detached or semi detached house in Leslieville.
Since Cameron Weir and Scott Hanton continue to help so many buyers find the perfect place in Leslieville, we thought it’d be a good idea to take a closer look at property values for specific pockets of Leslieville. For example, north and south of Gerrard Street or east or west of Greenwood Avenue can all be better, worse, more valuable or less valuable for a variety of reasons.
The Leslieville neighbourhood to focus on in today’s blog post will be the area east of Greenwood, south of Dundas, west of Coxwell and north of Queen.
Within that quadrant, let’s examine property values for Billings Avenue, Hertle Avenue, Kerr Road, Highfield Road, Coxwell Avenue, Cherry Nook Gardens, Vancouver Avenue, Woodfield Road, Kent Road, Ashdale Avenue, Craven Road and Rhodes Avenue.
From July 1 to December 31, 2017, according to the Toronto Real Estate Board’s MLS system:
-9 properties were sold in this area of Leslieville
-the average selling price of all home sold was $934,444
-selling prices ranged from $436,000 for a 2 bedroom rowhouse on Craven Road to $1,700,000 for a beautiful 4 bedroom home on Woodfield Road
-1 2-storey semi sold on Coxwell Ave for $841,900
-Another 2-storey semi sold on Craven Road for $436,000
-A 3 bedroom semi on Hertle Ave sold for $865,000
-A 3 bedroom semi detached on Kerr Rd sold for $740,000
-2 detached houses on Rhodes sold for $785,000 and $1,123,000
-A semi-detached on Vancouver Ave sold for $820,000
-And there were 2 Leslieville sales on Woodfield Road. One sold for $1,100,000 and the other sold for $1,700,000
Clearly some rising property values for this pocket of Leslieville.
So what sort of difference would it make if there were no parking or no basement? What about 2-storey versus 3-storey? One bathroom or two?
