Leslieville Real Estate News: The Weir Team examines rising property values for Leslieville in downtown Toronto by Leslieville GTA real estate experts… a look back to 2016…

The Weir Team helps real estate buyers and sellers all across the Greater Toronto Area and Durham Region. One area that we have a tremendous amount of experience with is the increasingly popular Toronto neighbourhood of Leslieville.

These are just a few houses that we’ve recently sold in and around Leslieville:

55 Kerr Road

62 Kerr Road

119 Craven Road

102 Knox Avenue

159 Oakcrest Avenue

26 Alton Avenue

107 Ashdale Avenue

307 Woodfield Road

252 Woodfield Road

132 Ashdale Avenue

12 Walpole Avenue

345 Ashdale Avenue

109 Riverdale Avenue

98 Hiawatha Road

Located just to the east of Toronto’s downtown core, young couples and young families continue to eye this diverse area with hopes of calling it home. Real estate homeowners have seen property values in Leslieville skyrocket. But with that success comes the pain for many buyers who continue to lose bidding wars and cling to hope that they can still afford a detached or semi detached house in Leslieville.

Since Cameron Weir and Scott Hanton continue to help so many buyers find the perfect place in Leslieville, we thought it’d be a good idea to take a closer look at property values specific pockets of Leslieville. For example, north and south of Gerrard Street or east or west of Greenwood Avenue can all be better, worse, more valuable or less valuable for a variety of reasons.

Our fourth Leslieville neighbourhood to focus in on will be the area west of Leslie, south of Queen, east of Carlaw and north of Eastern.

Within that quadrant, let’s examine property values for Marigold Avenue, Rushbrooke Avenue, Berkshire Avenue, Larchmount Avenue, Caroline Avenue, Winnifred Avenue, Pape Avenue and Heward Avenue.

From January 1 to February 29, 2016, according to the Toronto Real Estate Board’s MLS system:

-only 3 freehold properties were sold in this area by some of the best real estate agents in Leslieville

-the average selling price of all homes sold here was $674,600

-selling prices ranged from $580,000 for a 2 storey semi detached house in need of updating to $755,000 for a 2-storey power of sale property

-1 houses sold in this section of Leslieville was detached with a selling price of $688,800

So what sort of difference would it make if there were no parking or no basement? What about 2-storey versus 3-storey? One bathroom or two? Finished basement or only partially?
