Real Estate Sales statistics information for Toronto’s E01 real estate zone which encompasses the neighbourhoods of Blake-Jones, Greenwood-Coxwell, North Riverdale and South Riverdale.

This popular real estate zone which includes Riverdale, Riverside and Leslieville neighbourhoods saw 91 transactions on the Toronto MLS board for the month of May 2015, versus 109 transactions one year ago during May 2014.

The most active streets for sales were Ashdale Avenue, Bertmount Avenue, Logan Avenue, Rhodes Avenue, Simpson Avenue and the very busy Woodfield Road which saw 5 sales in one month. Craven Road, Withrow Avenue, Rhodes Avenue and Gerrard Street were the most active one year ago.

The average sale price for a freehold home in one of these east Toronto neighbourhoods for the month of May was $825,590 (versus $743,967 in May 2014). The lowest selling price was $349,900 while the highest selling price was $2,500,000. The average days on market was only 10 days, while 7 days on market is rather typical for experienced real estate agents who list properties in the neighbourhood. 98 Hiawatha Road and 337 Ashdale Avenue are just two examples of houses successfully sold by Cameron Weir and Scott Hanton of The Weir Team during the month of May.

The most popular types of houses sold were semi-detached houses (53 sold) followed by detached houses (23 sold), adding further fuel to the fire for the demand for buyers to find an affordable detached house in Toronto. The other hard-to find house downtown are bungalows. Only one bungalow was sold in this zone during the month of May.

The South Riverdale neighbourhood saw 35 houses sold, while Greenwood-Coxwell saw 30 houses sold.
