Toronto Realtors and GTA real estate agents: Summer 2015 Statistics for E01

Is July and August a good time to sell a house in Toronto?

Some of the best realtors in Toronto saw that the summer months of July and August 2015 saw a bit slower period for those selling a house in the Toronto real estate zone of E01.

Toronto’s best real estate agents in Riverdale, Leslieville, Riverdale and surrounding areas helped clients buy and sell 80 freehold homes as reported on the Toronto Real Estate Board’s MLS system.

The most expensive house sold was for $1,685,000 on Simpson Avenue in North Riverdale. Withrow Avenue saw the second highest selling price of $1,250,000. Rhodes Avenue in Leslieville had the third highest selling price for a 2 storey detached house that sold for $1,120,000. Endean Avenue and Bain Avenue also had houses that sold for more than a million dollars during July and August 2015.

Which streets in Riverdale, Leslieville and the Greenwood-Coxwell areas also enjoy high property values? During the same time period Rhodes Avenue, Simpson Avenue, Hastings Avenue, Withrow Avenue, Redwood Avenue, West Avenue and Riverdale Avenue all witnessed Toronto real estate agents helping buyers and sellers with selling prices between $900,000 and $1,000.000.

Popular and favourite real estate agents with active buyers looking in these downtown Toronto neighbourhoods saw that the least expensive houses for sale were found on Craven Road, Woodfield Road, Rhodes Avenue, Gerrard Street East, and Leslie Street. This shows great range and variety on these streets since these streets can also be home to some of the most expensive properties. These downtown Toronto neighbourhoods enjoy quite an eclectic mix of real estate.

The average selling price in E01 for July and August 2015 was $737,324. Most houses sold in neighbourhoods like Leslieville, South Riverdale, Riverdale and Greenwood Coxwell were semi-detached and 2 storey homes. Eleven houses for sale were 2 and half storey homes and only 23 of the houses sold were detached.

It took an average of 12 days on market for some of the best Toronto listing agents in Riverdale, Leslieville and surrounding downtown Toronto neighbourhoods to successfully sell a house.

The streets with the most real estate activity occurred on Ashdale Avenue, Audley Avenue, Bain Avenue, Berkshire Avenue, Craven Road, Dundas Street East, Gerrard Street East, Hastings Avenue, Highfield Road, Leslie Street, Rhodes Avenue, Simpson Avenue, West Avenue, Withrow Avenue and Woodfield Road.

For comparison’s sake, the average sale price for this period in July and August 2014 for zone E01 was $693,191. In July and August 2013 the average sale price for a Toronto house in this zone was $632,036. And for summer real estate sellers the average selling price in 2012 was $583,498.

Since the summer of 2012 the average sale price of a house in Toronto for this two month period has increased by almost $154,000 four summers later.

If we go one year further back we can see that properties sold in July and August 2011 in North Riverdale, South Riverdale, Leslieville, Riverside and the Greenwood Coxwell residential neighbourhoods have increased by just over $200,000. That’s a tremendous increase in property values for real estate sellers in Riverdale, South Riverdale, Leslieville, Greenwood-Coxwell and Blake Jones making it tougher and tougher for first time buyers to find affordable real estate in these areas, fuelling a rush to buy a house in downtown Toronto.
