Toronto Real Estate Agents – Statistics for November 2015

 

The month of November 2015 saw another active month for those selling a house in in the Toronto real estate zone of E03.

 

The busiest and best real estate agents working in the areas of Broadview North, Crescent Town, Danforth, Danforth Village-East York, East York, O’Connor Parkview, Playter Estates, Woodbine-Lumsden and Topham Park did business with buyers and sellers in 74 real estate transactions of freehold houses as reported on the Toronto Real Estate Board’s MLS system.

 

The most expensive house sold was for $1,525,000 on Aldwych Avenue in Danforth Village East York. Durant Avenue saw the second most expensive house sold at $1,385,000 followed by Barfield Avenue which saw a gorgeous modern new build sell for 1,255,000. Other streets with homeowners selling their house for more than a million dollars occurred on St Hubert Avenue, Chester Hill Road, Memorial Park Avenue, Woodycrest Avenue, Woodmount Avenue, Browning Avenue and Holbourne Avenue.

 

Toronto real estate agents with active buyers looking in these downtown Toronto neighbourhoods saw that the least expensive houses for sale were found on Chapman Avenue, Thyra Avenue, Mortimer Avenue, King Edward Avenue, Dawes Road, Queensdale Avenue, Meighen Avenue, Main Street, Cedarvale Avenue, Mortimer Avenue, Topham Road, Glencrest Boulevard, Westlake Avenueand Westview Boulevard. Toronto house hunters looking for houses to buy under $600,000 all found houses on these streets. Most notably, many of those houses were detached. It may be a good idea for buyers looking for affordable detached houses in Toronto to take a good look at these areas. The Weir Team is witnessing excellent increase in property values here.

 

The average selling price in E03 for November 2015 was $772,709. Most houses sold in neighbourhoods like Topham Park, East York and Playter Estates were detached 2 storey homes with 23 houses in this area being detached bungalows.

 

It took an average of 12 days on market for house sellers to firm up the offer in this real estate zone during the month of November.

 

The streets with the most real estate activity occurred on Aldwych Avenue, Chisholm Avenue, Donlands Avenue, Holbourne Avenue, King Edward Avenue, Main Street, Memorial Park Avenue, Mortimer Avenue, Northbrook Road, Queensdale Avenue, Sammon Avenue, St Clair Avenue East, Westwood Avenue, Woodmount Avenue and Woodycrest Avenue.

 

For comparison’s sake, with the average sale price being $772,709 for November 2015, the average sale price for this period in November 2014 for zone E03 was $702,973. In November 2013 it was $607,151. In November 2012 it was $584,393. A tremendous increase in property values for real estate sellers in Broadview North, Crescent Town, Danforth, Danforth Village-East York, East York, O’Connor Parkview, Playter Estates, Woodbine-Lumsden and Topham Park.

 

That’s a whopping $188,316 increase in average property values in just 3 years for the property owners north of the Danforth, east of the DVP and west of Victoria Park.
