Toronto Real Estate News: The Weir Team looks at spring market house selling prices, year-over-year in Leslieville, Riverside and the Riverdale neighbourhoods of Toronto

 

We often hear about how the spring market is the most popular time to sell a house or condo in Toronto, Pickering, Ajax and Whitby. While there is certainly a large amount of properties sold in the spring, for the past few years it really hasn’t been necessary to wait for any one time to list your home for sale. We’re continuing to see such seller’s market that almost anytime could lead to tremendous selling prices for sellers using the best GTA realtors.

In April 2015, 84 properties were sold at an average selling price of $834,824. It took an average of 11 days on market to sell

Now let’s compare.

In April 2013, 101 properties were sold with an average selling price of $639,694. It took an average of 10 days to sell.

In April 2011, 98 properties were sold at an average of $603,250 in 10 days.

In April 2009, 84 properties were sold at an average of $431,648.

In April 2007, 119 houses for sale sold for an average of $401,022.

That’s a 208 percent increase in average neighbourhood property values for the E01 real estate zone in Toronto for the past 8 years. This area includes streets like Alton Avenue, Bain Avenue, Billings Avenue, Blake Street, Booth Avenue, Boston Avenue, Brooklyn Avenue, Connaught Avenue, Craven Road, Empire Avenue, First Avenue, Frizzell Avenue, Greenwood Avenue, Hamilton Street, Highfield Road, Jones Avenue, Kent Road, Kerr Road, Leslie Street, Logan Avenue, Pape Avenue, Redwood Avenue, Rhodes Avenue, Strathcona Avenue, Tennis Crescent, Victor Avenue, Withrow Avenue, Woodfield Road, Wroxeter Avenue.
