Now, let’s take a look at the Pickering Real Estate market for the summer of 2015.

For real estate agents and homeowners in Pickering, here’s how busy it was during August 2015.

This summer month saw increasing selling prices for those selling a house in Pickering, although not as busy as July. Real estate agents in Pickering witnessed 95 transactions in August of freehold homes as reported on the Toronto Real Estate Board’s MLS system.

The most expensive house sold was for $1,350,000 in Rural Pickering. Rosebank Road in Pickering enjoyed a busy month. It also had the second most expensive house sold in Pickering this month with a selling price of $1,335,000 for a 4200 square foot detached new build home. Oakwood Drive and Sandcherry Court also were home to houses in Pickering for sale that sold for more than a million dollars.

Some of the best Pickering real estate agents saw that the best deals for buyers buying a house were found on Valley Farm Road, Antonio Street, Dreyber Court, Bainbridge Drive, Memory Lane, Kingston Road, Tanzer Court, Reyton Boulevard, Geta Circle, Listowell Crescent, Alwin Circle, Zator Avenue, Jaywin Circle, St Martins Drive, Breezy Drive, Bowler Drive, Creekview Circle, Brands Court, Bicroft Court, Beechlawn Drive, Miriam Road, Sparrow Circle, Marksbury Road, Liatris Drive, Liverpool Road, Shadow Place, Tillings Road, Tally Street, Walnut Lane and Lublin Avenue.

Most houses sold in August 2015 were detached, 2 storeys and had 3 bedrooms and 3 bathrooms. The average time it took to sell a house in Pickering was 18 days.

The average selling price of a house in Pickering was $589,989. Which includes the Pickering real estate neighbourhoods of Amberlea, Bay Ridges, Brock Ridge, Duffin Heights, Dunbarton, Highbush, Liverpool, Rosebank, Rouge Park, Rougemount, Rural Pickering, Town Centre, Village East, West Shore and Woodlands.

When compared with property values in Pickering one year earlier, August 2014 saw 88 transactions. The average real estate house price in Pickering was $507,491. One year earlier, homeowners selling a house in Pickering sold for an average selling price of $463,892. And in August of 2011, property sold in Pickering was selling for an average sale price of $409,177.

So, according to these real estate stats supplied by TREB, property values in Pickering increased by an average selling price of approximately $180,000 between August 2011 and August 2015. That’s good news for real estate homeowners in Pickering and for those real estate buyers looking to invest in Pickering.

As witnessed by the top real estate agents in Pickering in August 2015, 64 of the houses sold in Pickering were detached, 11 houses sold in Pickering were rowhouses or townhouses and 14 Pickering properties sold were semi-detached houses in Pickering.

Real estate sales in Pickering were most active in the Amberlea, Liverpool, Bay Ridges neighbourhoods, followed by Dunbarton, Brock Ridge and Westshore. Things were a bit slower for real estate sales in the Pickering neighbourhoods of Duffin Heights, High Bush, Rosebank, Rougemount, Rural Pickering, Town Centre and Village East.

Some of the busier streets for real estate transactions in Pickering during the month of August 2015 were Beechlawn Drive, Bloomfield Court, Bowler Drive, Jaywin Circle, Liatris Drive, Listowell Crescent, New Street, Reytan Boulevard, Rosebank Road, Sandhurst Crescent, Shadow Place, Sheppard Avenue, White Pine Crescent and Zator Avenue
