We often hear about how the spring market is the most popular time to sell a house or condo in Toronto, Pickering, Ajax and Whitby.

While it is a popular time to list houses for sale, mainly in order to close the sale to coincide with the end of the school year, it hasn’t made much of an impact on when the best time to sell would be. In fact, many feel the spring market is not so advantageous for real estate sellers because buyers will have so much more to choose from at that time. And since we continue to see a strong seller’s market in Toronto and Durham Region real estate, we’re finding that almost anytime could lead to tremendous selling prices for real estate sellers using the best GTA realtors.

So let’s take a closer look at selling prices, year-over-year for the busy month of April. Specifically we’ll study the E02 real estate zone in Toronto for freehold homes.

Now let’s take a closer look at E02 where Toronto’s best real estate agents work in the neighbourhoods of East End-Danforth, The Beaches and the Woodbine Corridor.

In April 2015, 76 properties were sold at an average selling price of $937,624. It took an average of 10 days on market to sell.

Now, let’s compare:

Two years prior, in April 2013, 86 properties were sold with an average selling price of $748,618. It took an average of 14 days to sell.

Again, two years prior, in April 2011, 86 properties were sold at an average of $685,218 in 11 days.

In April 2009, 75 freehold houses were sold at an average of $681,480.

In April 2007, 99 Toronto houses for sale in this zone sold for an average of $518,035.

That’s a 181 percent increase in average neighbourhood property values for the E02 real estate zone in Toronto for the past 8 years. This area includes beautiful Toronto streets like Oakcrest Avenue, Coleman Avenue, Moberly Avenue, Bastedo Avenue, Beech Avenue, Bellefair Avenue, Edgewood Avenue, Elmer Avenue, Gerrard Street East, Hannaford Street, Hollywood Crescent, Juniper Avenue, Kelvin Avenue, Kingston Road, Lawlor Avenue, Lee Avenue, Malvern Avenue, Neville Park Boulevard, Osborne Avenue, Pickering Street, Silver Birch Avenue, Waverly Road, West Lynn Avenue, Wheeler Avenue, Wildwood Crescent, Willow Avenue, Wineva Avenue, Winners Circle and Woodbine Avenue.
