From Broadview and Danforth to East York: Toronto Real Estate Statistics January 2016 (E03)

 

The month of January 2016 was an unusually warm and quite slow month for those buying and selling a freehold house in the E03 real estate zone in Toronto. Buyers were faced with limited choices and multiple properties didn’t sell as expected.

This real estate zone is comprised of the neighbourhoods of Broadview North, Crescent Town, Danforth, Danforth Village-East York, East York, O’Connor-Parkview, Playter Estates-Danforth, Woodbine-Lumsden.

The boundaries are, roughly from east to west: Victoria Park Avenue to O’Connor to the Don Valley Parkway and north of Danforth Avenue.

The Weir Team has been quite active in this area. Our most recent East York homes were sold on Holland Avenue, Joanith Drive, Westview Boulevard, Amsterdam Avenue.

Now, as for January sales in this area: there were 37 successful real estate sales of freehold homes according to the MLS system.

The most expensive house sold was for $1,425,000 near Broadview and Danforth.

Other streets in this area that saw houses selling for more than a million dollars during January 2016 were Chester Hill Road, Glebemount Avenue, Hopedale Avenue and Cosburn Avenue.

The streets in this Toronto real estate zone with houses selling between $700,000 and a million dollars were Cosburn Avenue, Holmstead Avenue, Coleridge Avenue, Holborne Avenue, Elswick Road, Marlow Avenue, Springdale Boulevard, Monarch Park Avenue, Queensdale Avenue, Ravenwood Place, Stag Hill Drive, Sammon Avenue, St Hubert Avenue, Pape Avenue and Donlands Avenue.

The streets that had houses selling for less than $700,000 in this Toronto real estate zone were Wiley Avenue, Woodmount Avenue, Woodbine Avenue, Holborne Avenue, Donlands Avenue, Glenwood Crescent, Furnival Road, O’Connor Drive, King Edward Avenue, Westbrook Avenue, Cedarvale Avenue, Coleridge Avenue and Midburn Avenue.

The average selling price of a house in Toronto’s E03 real estate zone was $795,963 during the month of January 2016. The average time it took to sell a house was 17 days on the market.

Most houses sold in this area were detached houses (28 of them). Only 8 of the homes sold were semi-detached houses.

Real estate sales were most active in Danforth Village-East York (11 sales).
