One of the excellent condo buildings in the Bloor Yorkville area is 85 Bloor St East. This building is very well maintained and is ideally located in the beautifully cared for Bloor Street East stretch, just a few steps from the Yonge Bloor subway station. Longos Grocery and underground subway access and shopping at The Hudson Bay Centre is conveniently across the street.

Completed in 2004, this 20-storey building has approximately 252 suites. The Weir Team has many happy clients who are investors and owners at 85 Bloor Street East. It will be interesting to watch how property values change along this wonderful stretch of Bloor once the brand new 1 Bloor East condo tower is completed.

Let’s zero in now on actual selling prices at 85 Bloor Street East. Remember there are all sorts of factors that determine the value of each suite, including exposure, floor level and exact square footage.

In January and February 2016, 5 suites were sold at 85 Bloor Street East.

A tiny one bedroom suite without parking and without locker sold for $310,000 halfway up the tower.

A few floors down, a similar small one bedroom suite sold for $303,000 without locker or parking.

The larger one bedroom floor plan sold for $352,000 on a low floor. No parking and no locker came with that purchase.

An east facing one bedroom plus den sold for $375,000 on a low floor without a parking spot and without a storage locker.

And a well-maintained 2 bedroom, 2 bathroom suite on a lower floor sold for $575,000. This suite did include a parking spot and a storage locker.
