Some of our more favourite transactions occurred helping buyers, sellers, landlords, tenants and investors on the dramatically changed Balmuto Street.

Balmuto Street has undergone tremendous change with the arrival of two very different condo towers. Just steps from the Manulife Centre and all the best of Yorkville and Bloor Street’s so-called Mink Mile of shopping, resale condos on Balmuto Street have done very well.

Let’s zero in and take a closer look at actual selling prices and property values at 35 Balmuto Street. These sales occurred in March 2016.

A south facing one bedroom suite on a lower floor sold for $420,800. The suite was less than 900 square feet and the sale did not include locker or parking.

About halfway up the tower, a two bedroom, two bathroom suite sold for $643,000. This suite was about 825 square feet and faced north. The selling price included a locker and parking spot. The monthly fee was $862.00.

Another two bedroom, two bathroom condo suite at 35 Balmuto Street sold for $689,000. This suite was a few floors lower and faced west. The sale included a storage locker and an underground parking spot. The condo unit was about 850 sq ft.

On a higher floor, a large two bedroom plus den was sold for $835,000 at 35 Balmuto Street in downtown Toronto. This suite was a southeast facing corner suite and was about 1012 square feet plus a 565 square foot balcony. There was a storage locker and underground parking spot.

On a high floor at the Uptown Condo building at 35 Balmuto, a large 2 bedroom, 2 bathroom suite was sold for $1,030,000. This sale include a storage locker and an underground owned parking space. The suite was about 1250 square feed and was on a south east corner.
