One of the more exciting additions to Charles Street East recently has been the completion of X2 Condos, the sister tower to the original X Condominium. Both of these sleek black condo towers anchor the east end of Charles Street at Jarvis Street. Within walking distance to the Yonge Bloor subway station, they’re popular condo buildings for investors, renters and end-users.

Let’s take a look at the brand new X2 Condo at 101 Charles Street East.
Remember that every building is different and has its own set of parameters and perceived values. More specifically, every condo building on Charles Street is, in effect, its own real estate market.
For March 2016, 7 X2 Condo suites were sold.
An owner at 101 Charles Street East sold his one bedroom suite for $410,000. This suite was about halfway up the X2 building and faced east. The sale did not include a locker or a parking spot.
Another one bedroom suite near the top of the condo tower at X2 Condominium sold for $438,000. The sale included a storage locker but no parking spot. The suite faced west.
A 2 bedroom, 2 bathroom suite sold for $568,000 on a high floor. The sale included a locker and a parking spot and faced north east.
Another 2 bedroom, 2 bathroom suite on a very low floor sold for $602,000. The monthly condo fee was $446.56 and the selling price included a storage locker and a parking spot.
On a high floor towards the top of the X2 Condo tower, another 2 bedroom, 2 bathroom suite sold for $640,000. This sale included one locker and 2 parking spots.
About midway up the condo building at 101 Charles, a 2 bedroom, 2 bathroom condo unit sold for $663,000. This selling price included a locker and one underground parking spot.
And another 2 bedroom, 2 bathroom suite sold for $670,000 near the top of the building. This seller at 101 Charles St E sold the suite along with a locker and one underground parking spot.
