Property values for condos at 35 Balmuto Street, The Uptown Condominium in downtown Toronto

Property values of resale condos in this area of downtown Toronto are clearly of paramount importance as it certainly would be to owners and investors at The Uptown Residences, 35 Balmuto Street. The last few years have seen a sporadic increase and decrease in average selling prices, but no rumoured Toronto real estate “bubble” ever happened… and prices are continuing a healthy increase.

Some of our more favourite transactions occurred helping buyers, sellers, landlords, tenants and investors on the dramatically changed Balmuto Street.

Balmuto Street has undergone tremendous change with the arrival of two very different condo towers. Just steps from the Manulife Centre and all the best of Yorkville and Bloor Street’s so-called Mink Mile of shopping, resale condos on Balmuto Street have done very well.

Let’s zero in and take a closer look at actual selling prices and property values at 35 Balmuto Street. These sales occurred in January and February 2016.

A 519 sq ft one bedroom suite half way up the tower sold for $435,000. The suite came with a storage locker but no parking spot.

An 853 sq ft northwest corner suite on a lower floor sold for $690,000. This suite came with a parking spot and a storage locker and had 2 bedrooms and 2 bathrooms.

Another 2 bedroom, 2 bathroom suite sold for $720,000 halfway up the tower. This suite had one parking spot and one storage locker.

And a large 2 bedroom, 3 bathroom suite sold near the top of the tower for $1,150,000. One parking spot and one storage locker were included.
