Balmuto Street has undergone tremendous change with the arrival of two very different condo towers. Just steps from the Manulife Centre and all the best of Yorkville and Bloor Street’s so-called Mink Mile of shopping, resale condos on Balmuto Street have done very well.

Let’s zero in and take a closer look at actual selling prices and property values at 35 Balmuto Street. These sales occurred in April and May 2016.

A north facing one bedroom, one bathroom condo suite sold at 35 Balmuto for $408,800. The suite was midway up the condominium tower and came with a storage locker but no parking spot.

A couple floors below that, a one bedroom plus den sold for $534,000. The sale included a locker but no parking space. The suite faced north east and was more than 800 square feet.

Also midway up this Toronto condo building, another 2 one bedroom plus dens sold for $537,000 and $540,000 without parking.

On a higher floor at 35 Balmuto Street, a 715 square foot one bedroom plus den condo unit sold for $549,000. This sale did not include a parking spot but came with a storage locker.

Halfway up the Uptown Condominium building, a two bedroom, two bathroom suite sold for $650,000. This sale included a locker, parking spot and faced north. This 35 Balmuto St suite was about 828 square feet.

And on a very high floor, a 1560 square foot, two bedroom, 2 bathroom suite sold for $1,205,000. It included locker, parking and was on a northwest corner.
