The past few years in Toronto real estate have been somewhat unpredictable with some of the best real estate agents in Toronto witnessing all times of year as a profitable time to list your house for sale.

As for the summer months, the months of July and August 2015 saw an active summer real estate season for those selling a house in in the Toronto very busy and increasingly popular real estate zone of E03.

The busiest and best real estate agents working in the areas of Broadview North, Crescent Town, Danforth, Danforth Village-East York, East York, O’Connor Parkview, Playter Estates, Woodbine-Lumsden and Topham Park did business with buyers and sellers in 131 real estate transactions of freehold houses as reported on the Toronto Real Estate Board’s MLS system.

The most expensive house sold was for $1,715,000 on Aspen Avenue in the O’Connor Parkview neighbourhood. Faircrest Circle saw the second priciest house sold at $1,450,000 while another expensive real estate sale was conducted on Arundel Avenue with a sale price of $1,350,000. Other streets in this real estate zone that saw the highest property values were on Eaton Avenue, Woodbine Heights Boulevard, Linsmore Crescent, Gledhill Avenue, Woodycrest Avenue, Main Street, Holmstead Avenue, Cosburn Avenue and Amsterdam Avenue. Toronto real estate agents on these streets sold houses for over a million dollars.

Toronto real estate agents with active buyers looking in these downtown Toronto neighbourhoods saw that the least expensive houses for sale were found King Edward Avenue, Holbourne Avenue, Main Street, Woodville Avenue, Lumsden Avenue, Westwood Avenue, Milverton Avenue, Woodbine Avenue, Orley Avenue, Marlow Avenue, Everett Crescent, Barrington Avenue, Victoria Park Avenue, Barker Avenue, Sammon Avenue, Cedarvale Avenue, Coleridge Avenue, Coleman Avenue, Mortimer Avenue, Joanith Drive, Linsmore Crescent, Oak Park Avenue, Woodington Avenue, Lumsden Avenue, St Clair Avenue East, Meighen Avenue, Merritt Road, Furnival Road and Gowan Avenue. Interestingly, some of the best Toronto real estate agents found that these Toronto streets also saw some of the most expensive houses sold in Toronto. Toronto house hunters looking for detached houses to buy under $600,000 all found houses on these streets. It may be a good idea for buyers looking for affordable detached houses in Toronto to take a good look at these areas. The Weir Team is witnessing excellent increase in property values in these areas north of Danforth.

It took an average of 15 days on market for some of the best Toronto realtors and their sellers to firm up an offer on houses in this area.

The streets with the most real estate activity occurred on Amsterdam Avenue, Barker Avenue, Cedarvale Avenue, Coleman Avenue, Coleridge Avenue, Cosburn Avenue, Donlands Avenue, Ferrier Avenue, Glebeholme Boulevard, Gledhill Avenue, Holborne Avenue, Hopedale Avenue, Joanith Drive, Linsmore Crescent, Lumsden Avenue, Main Street, Marlow Avenue, Milverton Boulevard, Mortimer Avenue, O’Connor Drive, Oak Park Avenue, Sammon Avenue, St Hubert Avenue, Victoria Park Avenue, Westwood Avenue and Woodbine Avenue.

The average selling price in E03 for July and August 2015 was $739,339. Most houses sold in neighbourhoods like Topham Park, East York and Playter Estates were detached 2-storey homes with 35 houses in this area being detached bungalows.

For comparison’s sake, with the average 2015 sale price being $739,339 during this period, the average sale price for this period in the summer of 2014 for zone E03 was $673,437. In the summer of 2013 it was $562,351. In the summer of 2012 it remained much the same at $562,543.

Real estate sellers selling a house in Broadview North, Crescent Town, Danforth, Danforth Village-East York, East York, O’Connor Parkview, Playter Estates, Woodbine-Lumsden and Topham Park saw a terrific rise in Toronto property values since the summer of 2012.

That’s approximately a whopping $177,000 increase in average property values in just 3 years for the property owners north of the Danforth, east of the DVP and west of Victoria Park.
