Toronto and GTA Real Estate Data August 2015

The following are real estate numbers from the first half of August 2015 in the E01, E02 and E03 Toronto real estate zones. Including data from Blake-Jones, Broadview North, Crescent Town, Danforth, Danforth Village-East York, East York, Greenwood-Coxwell, North Riverdale, O’Connor-Parkview, South Riverdale, The Beaches, Woodbine-Lumsden.

What a difference a year makes!

The Weir Team witnessed a slowdown in Toronto real estate this summer and a look at the numbers confirms that the first half of August was much slower across the GTA for house sellers and house buyers.

According to the Toronto Real Estate Board’s MLS system, from August 1, 2015 through to August 16, 2015, here are the real estate sales that occurred:

Only 36 freehold houses were sold (versus 66 for the same period one year ago in 2014).

The average list price so far this month was $748,966 (versus $608,873 for the same period in 2014). Only an average of 12 days on market were needed this year versus the 14 days for the same period last year.

The average selling price for these real estate areas east of the DVP was $774,098 versus $628,663 in 2014. That is a very significant increase for this period, just one year later with so much less inventory for seasoned buyers and first time buyers of Toronto real estate.

For the first half of August 2015, in E01, E02 and E03, 17 houses sold were detached and 16 houses were semi-detached. Only 3 were bungalows.

The most active areas the past couple of weeks have been The Beaches and Greenwood-Coxwell.
