Toronto Real Estate Data and Statistics for November 2015 in the E01 real estate zone:

 

The month of November 2015 saw another active month for those selling a house in in the Toronto real estate zone of E01.

 

The busiest realtors in Riverdale, Leslieville, Riverdale and surrounding areas helped clients buy and sell 61 freehold homes as reported on the Toronto Real Estate Board’s MLS system.

 

The most expensive house sold was for $2,080,000 on Sparkhall Avenue in North Riverdale. Logan Avenue saw the second highest selling price of $1,390,000. Hiawatha Road in Leslieville, Booth Avenue and Brooklyn Avenue in South Riverdale and Harcourt Avenue near Pape and Danforth all had real estate sellers enjoying selling prices of more than a million dollars on those streets.

 

Real estate agents with active buyers looking in these downtown Toronto neighbourhoods saw that the least expensive houses for sale were found on Boultbee Avenue, Coxwell Avenue, Craven Road, Roads Avenue, Greenwood Avenue and Parkmount Road. These streets all had homeowners selling for under $600,000 with the majority of those houses being semi-detached.

 

The average selling price in E01 for November 2015 was $796,516. Most houses sold in neighbourhoods like Leslieville, South Riverdale, Riverdale and Greenwood Coxwell were semi-detached and 2 storey homes. Eleven houses for sale were 2 and half storey homes, four houses sold were 3 storey homes and 3 were rare bungalows.

 

It took an average of 16 days for homeowners selling a house to settle on the perfect offer.

 

The streets with the most real estate activity occurred on Alton Avenue, Booth Avenue, Boston Avenue, Boultbee Avenue, Coxwell Avenue, Greenwood Avenue, Harcourt Avenue, Logan Avenue, Pape Avenue, Rhodes Avenue, Sparkhall Avenue, Winnifred Avenue and Woodfield Avenue.

 

For comparison’s sake, the average sale price for this period in November 2014 for zone E01 was $733,598. In November 2013 it was $679,615. A tremendous increase in property values for real estate sellers in Riverdale, South Riverdale, Leslieville, Greenwood-Coxwell and Blake Jones. That’s a $116,900 increase in average property values in just 2 years for the property owners south of the Danforth, east of the DVP and west of The Beach.
