Located just to the east of Toronto’s downtown core, young couples and young families continue to eye this diverse area with hopes of calling it home. Homeowners who’ve lived in the area for decades have seen property values skyrocket. But with that success for sellers comes the pain for many buyers who continue to lose bidding wars and cling to hope that they can still afford a detached or semi detached house in Leslieville.

Since Cameron Weir and Scott Hanton help so many buyers find the perfect place in Leslieville, we thought it’d be a good idea to take a closer look at property values for specific pockets of Leslieville. For example, north and south of Gerrard Street or east or west of Greenwood Avenue can all be better, worse, more valuable or less valuable for a variety of reasons.

Our seventh Leslieville neighbourhood to focus in on will be south of Queen Street East. These residential streets include Memory Lane, Eastern Avenue, Leslie Street, Laing Street, Knox Avenue, Connaught Avenue, Minto Street, Woodfield Road, Agnes Lane, Brick Court and Cam Fella Lane.

From January 1 to November 30, 2015, according to the Toronto Real Estate Board’s MLS system:

-25 freehold properties were sold in this area by some of the best real estate agents in Leslieville, including our own listings

-the average selling price of all homes sold here was $724,120 in an average of 9 days on market

-selling prices ranged from $485,000 for a rowhouse on Leslie Street to $1,400,000 for a gorgeous, detached 3 storey home with 2 car parking

-7 houses sold in this section of Leslieville were detached during this period

-2 houses sold were on Agnes Lane with an average sale price of $658,000

-2 houses sold were on Brick Court with an average sale price of $790,500

-2 houses sold were on Cam Fella Lane with an average selling price of $740,000

-2 houses sold were on Larchmount Avenue with an average selling price of $721,000

-3 houses sold were on Connaught Avenue with an average sale price of $670,667

-2 houses sold were on Knox Avenue with an average sale price of $821,000

-4 houses sold were on Minto Street with an average sale price of $617,500

-4 houses sold were on Woodfield Road with an average sale price of $928,750

So what sort of difference would it make if it were detached? Or if there were no parking or no basement? What about 2-storey versus 3-storey? One bathroom or two? Finished basement or only partially?
