Located just to the east of Toronto’s downtown core, young couples and young families continue to eye this diverse area with hopes of calling it home. Homeowners who’ve lived in the area for decades have seen property values skyrocket. But with that success for sellers comes the pain for many buyers who continue to lose bidding wars and cling to hope that they can still afford a detached or semi detached house in Riverside.

Since Cameron Weir and Scott Hanton help so many buyers find the perfect place on Toronto’s east side, we thought it’d be a good idea to take a closer look at property values for Riverside.

Let’s focus on sale prices for the rather slow months of January and February 2016. The streets we’re looking at include: Boulton Avenue, Broadview Avenue, De Grassi Street, Hamilton Street, Lewis Street and Wardell Street.

From January 1 to February 29, 2016, according to the Toronto Real Estate Board’s MLS system:

-7 freehold properties were sold in this area by some of the best real estate agents in Riverside

-the average selling price of all homes sold here was $834,635 in an average of only 6 days on market

-selling prices ranged from $740,000 for a semi-detached house to $1,085,000 renovated rowhouse

-4 houses sold in this section of Riverside were rowhouses during this period

-1 house was detached

-2 Riverside houses sold in this period were semi-detached

Houses were sold on Boulton Avenue, Howie Avenue, De Grassi Street, Clark Street, Wardell Street, Lewis Street and Dundas Street East.

So what sort of difference would it make if it were detached? Or if there were no parking or no basement? What about 2-storey versus 3-storey? One bathroom or two? Finished basement or only partially?

There are all sorts of factors at play when determining the value of your Toronto house. Send us an email or give us a call today to find out how much The Weir Team could sell your house for. We’re trusted and proven with exceptional results in your neighbourhood. Sell with confidence and buy with ease. Let us show you how.
