Completed in 2005, 18 Yorkville is home to 314 suites on 36 floors. Amenities include a gym, games room, large outdoor terrace with barbecues, guest suite, multimedia room, events room, sauna, security system, steam room and visitor parking. 18 Yorkville has a lot going for it.

Let’s take a close look at property values and actual selling prices for 18 Yorkville Avenue for the first quarter of 2016; January, February, March and April 2016.

Seven condo suites sold during this time at Yorkville Avenue:

A one bedroom plus den without parking or locker sold for $475,000. This suite was on a low floor and faced east. The monthly fee on the suite was $386.12.

A one bedroom plus den with parking and locker sold for $570,000. This suite was also on a low floor but was considerably larger and faced west. At the same time another similar suite also sold for $570,000.

About halfway up the tower, another 1+1 suite with locker and parking sold for $579,000.

Midway up the condo tower of 18 Yorkville, a 2 bedroom, 2 bathroom suite sold for $648,000. The suite included a locker and parking.

On a lower floor, a 2 bedroom, 2 bathroom suite sold for $695,000. This sale came with locker and parking. The suite was a southwest corner unit.

And midway up the tower, there was a sale for $729,900. It was a 2 bedroom, 2 bathroom northeast corner suite with locker and parking.
