Within that quadrant, let’s examine property values for Dorothy Street, Hiltz Avenue, Alton Avenue, Hastings Avenue, Leslie Street and Curzon Street.

 

From January 1 to November 30, 2015, according to the Toronto Real Estate Board’s MLS system:

 

-23 freehold properties were sold in this area by some of the best real estate agents in Leslieville

 

-the average selling price of all homes sold here was $775,500

 

-selling prices ranged from $555,000 for a small detached one bedroom loft-like house with no basement on Alton Avenue to $1,000,000 for a newly renovated detached house on Hastings Avenue with 2 car parking

 

-7 houses sold were detached with an average selling price of $874,928

 

-15 houses sold were semi-detached with an average selling price of $728,300

 

-6 houses sold were on Alton Avenue with an average sale price of $712,350

 

-4 houses sold were on Curzon Street with an average sale price of $845,875

 

-5 houses sold were on Hiltz Avenue with an average sale price of $672,230

 

-6 houses sold were on Leslie Street with an average sale price of $808,278

 

So what sort of difference would it make if there were no parking or no basement? What about 2-storey versus 3-storey? One bathroom or two?
