Located just to the east of Toronto’s downtown core, young couples and young families continue to eye this diverse area with hopes of calling it home. But with that success for sellers comes the pain for many buyers who continue to lose bidding wars and cling to hope that they can still afford a detached or semi detached house in Leslieville.

For example, north and south of Gerrard Street or east or west of Greenwood Avenue can all be better, worse, more valuable or less valuable for a variety of reasons.

Our sixth Leslieville neighbourhood to focus in on will be south of Queen Street East. These residential streets include McGee Street, Empire Avenue, Booth Avenue, Logan Avenue, Morse Street and Carlaw Avenue. This area is often referred to as South Riverdale as well.

From January 1 to November 30, 2015, according to the Toronto Real Estate Board’s MLS system:

-22 freehold properties were sold in this area by some of the best real estate agents in Leslieville, including our own listings

-the average selling price of all homes sold here was $784,860 in an average of 11 days on market

-selling prices ranged from $605,000 for a row house on Carlaw to $1,070,000 for a beautiful 3 storey house on Morse Street

-no houses sold in this section of Leslieville were detached during this period

-3 houses sold were on Booth Avenue with an average sale price of $811,371

-3 houses sold were on Carlaw Avenue with an average sale price of $634,000

-5 houses sold were on Empire Avenue with an average selling price of $739,065

-5 houses sold were on Logan Avenue with an average selling price of $794,538

-5 houses sold were on Morse Street with an average sale price of $862,558
