Located just to the east of Toronto’s downtown core, young couples and young families continue to eye this diverse area with hopes of calling it home. Homeowners who’ve lived in the area for decades have seen property values skyrocket. But with that success for sellers comes the pain for many buyers who continue to lose bidding wars and cling to hope that they can still afford a detached or semi detached house in Leslieville.

Since Cameron Weir and Scott Hanton help so many buyers find the perfect place in Leslieville, we thought it’d be a good idea to take a closer look at property values for specific pockets of Leslieville. For example, north and south of Gerrard Street or east or west of Greenwood Avenue can all be better, worse, more valuable or less valuable for a variety of reasons.

Our ninth Leslieville area to focus in on will be north of Gerrard Street East and west of Coxwell Avenue. These streets include: Ashdale Avenue, Craven Road, Fairford Avenue, Glenside Avenue, Hiawatha Road, Highfield Road, Redwood Avenue, Rhodes Avenue, Walpole Avenue and the beautiful Woodfield Road.

For March 2016, according to the Toronto Real Estate Board’s MLS system:

-5 freehold properties were sold in this area by some of the best real estate agents in Leslieville

-the average selling price of all homes sold here was $698,158 in an average of 18 days on market

-selling prices ranged from $570,000 for a detached bungalow to $935 ,000 for a newly renovated, semi-detached 2 storey home

-only 1 house sold in this section of Leslieville was detached during this period

-Other sales occurred on Craven Road, Rhodes Avenue and Hiawatha Road

For those details, contact The Weir Team directly.

So what sort of difference would it make on values if the homes were detached? Or if there were no parking or no basement? What about 2-storey versus 3-storey? One bathroom or two? Finished basement or only partially?

There are all sorts of factors at play when determining the value of your Toronto house. Send us an email or give us a call today to find out how much The Weir Team could sell your house for. We’re trusted and proven with exceptional results in your neighbourhood. Sell with confidence and buy with ease. Let us show you how.
