Leslieville Home Values – Beginning of 2016

Located just to the east of Toronto’s downtown core, young couples and young families continue to eye this diverse area with hopes of calling it home. Real estate homeowners have seen property values in Leslieville skyrocket. But with that success comes the pain for many buyers who continue to lose bidding wars and cling to hope that they can still afford a detached or semi detached house in Leslieville.

Since Cameron Weir and Scott Hanton continue to help so many buyers find the perfect place in Leslieville, we thought it’d be a good idea to take a closer look at property values specific pockets of Leslieville. For example, north and south of Gerrard Street or east or west of Greenwood Avenue can all be better, worse, more valuable or less valuable for a variety of reasons.

Our second Leslieville neighbourhood to focus in on will be the area west of Jones, south of Dundas, east of Carlaw and north of Queen. (Properties on those four busy main streets are excluded from the calculations and are worthy of their own property value assessment for houses on busy main streets).

Within that quadrant, let’s examine property values for Mallon Avenue, Coady Avenue, Bertmount Avenue, Brooklyn Avenue, Brighton Avenue, Audley Avenue, Blong Avenue, Pape Avenue and Boston Avenue.

From January 1 to March 31, 2016, according to the Toronto Real Estate Board’s MLS system:

-only 4 freehold properties were sold in this area by some of the best real estate agents in Leslieville

-the average selling price of all homes sold here was $884,500

-selling prices ranged from $728,000 for a small updated bungalow to $1,025,000 for a beautifully renovated semi detached 3 bedroom home

-2 houses sold were on Bertmount Avenue with selling prices of $932,000 and $1,025,000

-1 houses sold was on Coady Avenue with a sale price of $853,000

-1 house sold was on Audley Avenue with a selling price of $728,000

So what sort of difference would it make if there were no parking or no basement? What about 2-storey versus 3-storey? One bathroom or two?
