Property Values in Toronto’s Leslieville Neighbourhood
The Weir Team helps real estate buyers and sellers all across the GTA and Durham Region. One area that we have a tremendous amount of experience with is the increasingly popular Toronto neighbourhood of Leslieville.
Located just to the east of Toronto’s downtown core, young couples and young families continue to eye this diverse area with hopes of calling it home. Real estate homeowners have seen property values in Leslieville skyrocket. But with that success comes the pain for many buyers who continue to lose bidding wars and cling to hope that they can still afford a detached or semi detached house in Leslieville.

The Leslieville neighbourhood to focus on in today’s blog post will be the area east of Greenwood, south of Dundas, west of Coxwell and north of Queen.
Within that quadrant, let’s examine property values for Billings Avenue, Hertle Avenue, Kerr Road, Highfield Road, Coxwell Avenue, Cherry Nook Gardens, Vancouver Avenue, Woodfield Road, Kent Road, Ashdale Avenue, Craven Road and Rhodes Avenue.
From January 1 to February 29, 2016, according to the Toronto Real Estate Board’s MLS system:
-only 7 properties were sold in this area of Leslieville
-the average selling price of all home sold was $673,429
-selling prices ranged from $80,000 for a small garage (yes, that’s right!) behind Woodfield Road to $1,168,000 for a beautiful and newer detached house on Ashdale Avenue
-3 houses sold were detached with an average selling price of $899,333
-2 houses sold were semi-detached with an average selling price of $752,500
-1 house sold was a rowhouse on Craven Road for $520,000
-1 house sold was detached 2-storey house on Coxwell Avenue for $700,000
-1 house sold was a semi-detached 3 bedroom house on Cherry Nook Gardens for $741,000
-1 house sold was a sem-detached house on Kerr Road for $675,000
-1 house sold was a detached house on Greenwood Avenue for $830,000
Clearly some rising property values for this pocket of Leslieville.
