Toronto Real Estate: Leslieville House Prices

The Weir Team helps real estate buyers and sellers all across the GTA and Durham Region. One area that we have a tremendous amount of experience with is the increasingly popular Toronto neighbourhood of Leslieville.

Some of the outstanding sales in the area that were sold recently by Cameron Weir and Scott Hanton of The Weir Team include:

55 Kerr Road

62 Kerr Road

119 Craven Road

102 Knox Avenue

159 Oakcrest Avenue

26 Alton Avenue

107 Ashdale Avenue

307 Woodfield Road

252 Woodfield Road

132 Ashdale Avenue

12 Walpole Avenue

345 Ashdale Avenue

109 Riverdale Avenue

98 Hiawatha Road

Located just to the east of Toronto’s downtown core, young couples and young families continue to eye this diverse area with hopes of calling it home. Real estate homeowners have seen property values in Leslieville skyrocket. But with that success comes the pain for many buyers who continue to lose bidding wars and cling to hope that they can still afford a detached or semi detached house in Leslieville.

Since Cameron Weir and Scott Hanton continue to help so many buyers find the perfect place in Leslieville, we thought it’d be a good idea to take a closer look at property values for specific pockets of Leslieville. For example, north and south of Gerrard Street or east or west of Greenwood Avenue can all be better, worse, more valuable or less valuable for a variety of reasons.

Our second Leslieville neighbourhood to focus in on will be the area west of Greenwood, south of Dundas, east of Jones and north of Queen.

Within that quadrant, let’s examine property values for Dorothy Street, Hiltz Avenue, Alton Avenue, Hastings Avenue, Leslie Street and Curzon Street.

From January 1 to February 29, 2016, according to the Toronto Real Estate Board’s MLS system:

-only 2 freehold properties were sold in this area by some of the best real estate agents in Leslieville

-the average selling price of all homes sold here was $774,000

The beginning of 2016 saw a desperate need for new listings. And it also saw many buyers waiting out this unusually slow period for things to hopefully pick up in March.

But in terms of property values, what sort of difference would it make if there were no parking or no basement? What about 2-storey versus 3-storey? One bathroom or two?

There are all sorts of factors at play when determining the value of your Leslieville house. Send us an email or give us a call today to find out how much The Weir Team could sell your house for. We’re trusted and proven with exceptional results in your Leslieville neighbourhood. Sell with confidence and buy with ease. Let us show you how.
