East York Real Estate Market – Spring 2015

The Weir Team continued to witness strong sales and selling prices for our sellers and buyers in the East York area and east of the DVP in general. Bidding wars, bully bids and multiple offers were in full play in neighbourhoods north of Danforth Avenue in Toronto.

Here’s a look at real estate market activity for the neighbourhoods of Broadview North, Crescent Town, Danforth, Danforth Village – East York, East York, O’Connor Parkview, Playter Estates – Danforth, Woodbine – Lumsden. These numbers and real estate statistics compare April 2015 and May 2015 based on data provided by the TREB MLS Stratus system and referred to as real estate zone E03.

In May at total of 103 houses were sold, versus 104 in April.

Sellers may have seen an increase in profits in May as the average selling price of a house in this zone was $786,484 versus $767,548 one month earlier.

The highest price paid for a house in May 2015 in this area was $1,800,000 (versus $1,810,000). The lowest price paid was $496,000 (versus $394,800 in April). The average days on the real estate market in this area was 8 days in May, versus 9 days in April.

From most real estate transactions to the least: In May, there were 20 sales in Danforth Village – East York (versus 28 in April), 19 sales in Woodbine – Lumsden (versus 20 in April), in O’Connor – Parkview there were 17 sales (versus 19 in April), in Danforth there were 13 sales (versus 3 sales), in Playter Estates – Danforth there were 13 transactions (versus 8 in April), in East York there were 10 homes sold (versus 14), in Broadview North 8 freehold houses were sold (also 8 in April) and in Crescent Town there were only 3 houses sold in the month of May (versus 4 in April).

The streets with the most transactions were Fulton Avenue, Greenwood Avenue, King Edward Avenue, Milverton Boulevard, Westlake Avenue and Woodmount Avenue.

In May 76 of the houses in E03 sold were detached, 25 were semi-detached and only 3 were a townhouse or rowhouse.
