The Weir Team examines Toronto Real Estate Listings – Spring Market for Toronto Real Estate Zone E03 (East York and surrounding area)

Buyers and sellers often hear about how the spring real estate market is the most popular time to sell a house or condo in Toronto and Durham Region, including Pickering, Ajax and Whitby.
While it is a popular time to list houses for sale, mainly to close the sale to coincide with the end of the public school year, it hasn’t really made much of a difference on when the best time to sell a house would be. In fact, many feel the spring market is not so great a time for real estate sellers because buyers will have so much more to choose from. And since we continue to see a strong seller’s market in Toronto and Durham Region real estate, we’re finding that almost anytime could lead to tremendous selling prices for real estate sellers using the best GTA realtors. We rarely see big bidding wars because parents are desperate to make sure the closing day is convenient for schools… but we do see insane multiple offer situations when the house is presented perfectly and buyers are truly in love. (A lot of realtors surprisingly don’t understand this.)
So let’s take a closer look at real estate selling prices, year-over-year for the busy month of April. Specifically we’ll study the E03 real estate zone in Toronto for freehold homes.
Toronto’s best real estate agents work here in the popular neighbourhoods of Broadview North, Crescent Town, Danforth, Danforth Village-East York, East York, O’Connor-Parkview, Playter Estates, Woodbine-Lumsden. These neighbourhoods offer great schools, quiet streets and easy access to downtown Toronto.
In April 2015, 104 properties were sold in this area at an average selling price of $767,355. It took an average of 9 days on the market to sell.
Now, let’s compare:
Two years prior, in April 2013, 102 Toronto houses for sale were sold with an average selling price of $626,700 in this zone. It took an average of 12 days to sell.
Again, two years prior, in April 2011, 95 properties were sold at an average of $510,147 in 11 days.
In April 2009, 104 freehold houses were sold at an average of $409,898.
In April 2007, 113 Toronto houses for sale in this zone sold for an average of $428,582.
That’s a 197 percent increase in average property values for the E02 real estate zone in Toronto for the past 8 years. This area includes terrific Toronto streets like Amsterdam Avenue, Avonlea Boulevard, Baltic Avenue, Caithness Avenue, Carlaw Avenue, Coleridge Avenue, Cosburn Avenue, Coxwell Avenue, Devale Road, Eaton Avenue, Ferris Road, Frankdale Avenue, Frater Avenue, Fulton Avenue, Gardens Crescent, Glebemount Avenue, Glenwood Crescent, Greenwood Avenue, King Edward Avenue, Leroy Avenue, Linsmore Crescent, Logan Avenue, Lumsden Avenue, Marlow Avenue, Milverton Boulevard, Monarch Park Avenue, Mortimer Avenue, Oak Park Avenue, Rexleigh Drive, Sammon Avenue, Springdale Boulevard, Sibley Avenue, St Clair Avenue East, Thyra Avenue, Torrens Avenue, Westwood Avenue, Woodbine Avenue, Woodmount Avenue and Woodycrest Avenue.
