Pickering real estate agents at The Weir Team have witnessed a tremendous increase in property values throughout Pickering over the past several years. Let’s take a closer look at the wonderfully valuable area of Rougemount in Pickering.
Bordered roughly by Altona Road to the east, the 401 to the south, Glen Rouge Park to the west and Twyn Rivers Drive to the north, real estate values are appreciating nicely in this area of Durham Region.
In 2015, between January 1 and November 30, 43 properties were sold in Rougemount in Pickering. Pickering real estate agents saw that 42 of those houses for sale in Pickering were detached and 31 houses sold were 2 storey. It took an average of 21 days on market for Pickering realtors to sell a house here.
The average selling price of houses in this Pickering real estate zone during this period was $809,822.
Now let’s compare year over year real estate values for Pickering according to data provided by the Toronto Real Estate Board.
The average selling price of houses in Pickering during this period in 2014 was $648,645.
Going back to 2013 for the same real estate period, the average selling price for real estate in Pickering was $631,209.
In 2012, homeowners in Pickering who wanted to sell a house enjoyed an average real estate selling price of $640,828 in the Rougemount neighbourhood.
In 2011, selling a house in Pickering’s Rougemount neighbourhood returned an average selling price of $604,229.
And if we go way back to 2010, real estate agents in Rougemount would sell a house for an average of $533,524.
Taking a look at these numbers, real estate agents in Pickering have seen the average price of a home in the Rougemount neighbourhood rise by approximately $276,298 over five years. Quite a good rise in Pickering property values.
Homeowners have enjoyed a very healthy rate of growth on property values in the neighbourhood.
From 2010 to 2015, Pickering realtors saw nearly a 50 percent increase in selling prices in this real estate zone. Very good news indeed for those who own a house in Pickering.
The Rougemount neighbourhood includes many beautiful family-friendly streets.
Some of the most expensive homes are found on Woodview Drive, Rougemount Drive, Brimwood Court and Twyn Rivers Drive. Houses here have recently sold for $1,000,000 to more than $2,100,000.
Other valuable streets with houses selling between $700,000 and $900,000 include Fiddlers Court, Petunia Place, Stover Crescent, Riverview Crescent, Howell Crescent, Gwendolyn Street, Hoover Drive, Rouge Valley Drive, Rouge Hill Court, Fawndale Road and Richardson Street.
Definitely a higher end neighbourhood in Pickering. Houses under $600,000 are rare here. But house hunters looking to buy a house under $700,000 could find their Pickering dream home on Twyn Rivers Drive, Hoover Drive, Stover Drive, Dalewood Drive, Fawndale Road, Brookridge Gate, Richardson Street, Riverview Crescent and Ashwood Gate.
