Leslieville Real Estate News: The Weir Team examines rising property values south of Gerrard Street East and west of Coxwell Avenue.

The Weir Team has years of experience helping real estate buyers and sellers all across the GTA and Durham Region. One area that we have a tremendous amount of history with is the increasingly popular east Toronto neighbourhood of Leslieville. If you’re looking to buy a house in Leslieville or sell a house in Leslieville, find out why more and more people are contacting Cameron Weir and Scott Hanton.

Hundreds of visitors to weekend open houses, outstanding online marketing, impressive print marketing, high resolution photography, virtual tours, floor plans, home inspections… we do it all. And our commitment to excellence pays off greatly for our sellers. Here is sampling of a few recent homes we’ve sold in the area:

55 Kerr Road

62 Kerr Road

119 Craven Road

109 Kent Road

140 Leslie Street

102 Knox Avenue

159 Oakcrest Avenue

26 Alton Avenue

107 Ashdale Avenue

307 Woodfield Road

252 Woodfield Road

132 Ashdale Avenue

12 Walpole Avenue

345 Ashdale Avenue

109 Riverdale Avenue

98 Hiawatha Road

Located just to the east of Toronto’s downtown core, young couples and young families continue to eye this diverse area with hopes of calling it home. Homeowners who’ve lived in the area for decades have seen property values skyrocket. But with that success for sellers comes the pain for many buyers who continue to lose bidding wars and cling to hope that they can still afford a detached or semi detached house in Leslieville.

Since Cameron Weir and Scott Hanton help so many buyers find the perfect place in Leslieville, we thought it’d be a good idea to take a closer look at property values for specific pockets of Leslieville. For example, north and south of Gerrard Street or east or west of Greenwood Avenue can all be better, worse, more valuable or less valuable for a variety of reasons.

Our ninth Leslieville area to focus in on will be north of Gerrard Street East and west of Coxwell Avenue. These streets include: Ashdale Avenue, Craven Road, Fairford Avenue, Glenside Avenue, Hiawatha Road, Highfield Road, Redwood Avenue, Rhodes Avenue, Walpole Avenue and the beautiful Woodfield Road.

From November 1, 2015 to February 29, 2016, according to the Toronto Real Estate Board’s MLS system:

-13 freehold properties were sold in this area by some of the best real estate agents in Leslieville, including our own listings

-the average selling price of all homes sold here was $736,754 in an average of 23 days on market

-selling prices ranged from $520,000 for a detached house to $1,225,000 for a gorgeous, detached 2 storey home sold by The Weir Team on Woodfield Road

-7 houses sold in this section of Leslieville were detached during this period

-2 houses sold were on Craven Road with an average sale price of $602,500

-2 houses sold were on Glenside Avenue with an average selling price of $796,900

-2 houses sold were on Highfield Road with an average sale price of $626,500

-2 houses sold were on Redwood Avenue with an average sale price of $867,500

-4 houses sold were on Woodfield Road with an average selling price of $815,250

So what sort of difference would it make if it were detached? Or if there were no parking or no basement? What about 2-storey versus 3-storey? One bathroom or two? Finished basement or only partially?
