The Weir Team has years of experience in resale condos and pre-construction condos. Both Cameron and Scott own condos in Bloor Yorkville and are obviously interested in seeing property values continue to rise. The many new pre-construction project in the area have caused much real estate concern, especially among condo owners who will lose a once prized view. However views are not protected in Toronto. So we need to keep an eye on condo resale values and rising real estate property values for condos in the Yonge and Bloor area.

Among many new condo towers in the area is the midrise building, 75 St Nicholas, tucked away on a relatively quiet neighbourhood street, steps away from the bustling Yonge Street, Bay Street and two Toronto subway lines. The building and suites at The Nicholas Residences turned out beautifully and we want to make sure condo resale values at 75 St Nicholas continue to rise. This is condo corporation TSCC 2444.

Let’s take a look at average selling prices at The Nicholas Residences so that we can keep track of how values are changing in this particular building with its approximately 308 residential suites.

In June 2016, here are the selling prices of condos at 75 St Nicholas Street in downtown Toronto. Eight condo suites were sold during this time.

A studio suite was sold for $305,000 on a very low floor. The suite faced east and did not come with a parking spot or a storage locker.

On a very high floor at 75 St Nicholas Street, another bachelor suite was sold for $345,800. The monthly condo maintenance fee was a low $240. This suite also faced east. No parking and no locker were sold with the suite.

On a lower floor in the condo tower at 75 St Nicholas, a one bedroom plus den suite was sold in June for $450,800. The suite was on the northwest corner of this Toronto condo building.

Also on a lower floor, a 594 square foot one bedroom suite was sold for $459,000. This suite faced west and did not include a parking spot, but did come with a storage locker.

On a very high floor at the The Nicholas Residences in downtown Toronto, a condo suite was sold for $465,000. This suite was about 596 square feet on a northeast corner. The sale did not include a parking spot, nor a storage locker.

About midway up the condo tower at 75 St Nicholas Street, a two bedroom, two bathroom suite was sold for $735,000. One parking spot and one storage locker were included. This suite faced south and the monthly condo maintenance fee was $517.00.

Another owner at 75 St Nicholas Street enjoyed a wonderful sale price of $745,000 for a two bedroom, two bathroom suite on the southeast corner. The selling price of this condo included a parking space and a storage locker.

And there was another big sale on a very high floor at 75 St Nicholas Street. Another two bedroom, two bathroom suite was sold for $755,000, also on a southeast corner, including parking but no storage locker.
