Cameron and Scott set price records and raised the standards for buying and selling a condo on Toronto streets like Bloor Street, Hayden Street, Charles Street East, Balmuto Street, Bay Street and more.

The Weir Team has years of experience in resale condos and pre-construction condos. Both Cameron and Scott own condos in Bloor Yorkville and are obviously interested in seeing property values continue to rise. The many new pre-construction project in the area have caused much real estate concern, especially among condo owners who will lose a once prized view. However views are not protected in Toronto. So we need to keep an eye on condo resale values and rising real estate property values for condos in the Yonge and Bloor area.
Among many new condo towers in the area is the midrise building, 75 St Nicholas, tucked away on a relatively quiet neighbourhood street, steps away from the bustling Yonge Street, Bay Street and two Toronto subway lines. The building and suites at The Nicholas Residences turned out beautifully and we want to make sure condo resale values at 75 St Nicholas continue to rise. This is condo corporation TSCC 2444.
Let’s take a look at average selling prices at The Nicholas Residences so that we can keep track of how values are changing in this particular building with its approximately 308 residential suites.

In April 2016, here are the selling prices of condos at 75 St Nicholas Street in downtown Toronto.
On a lower level at The Nicholas Residences, a bachelor suite was sold for $305,000. The sale did not include a parking spot nor a storage locker. This unit was about 429 square feet with an additional 47 square feet for the east-facing balcony.
On another low floor at 75 St Nicholas Street, a one bedroom suite sold for $415,000. This suite faced north east and did not come with an underground parking space nor a storage unit.
On a higher floor at 75 Saint Nicholas Street, a one bedroom suite sold for $443,000. This condo unit was about 559 square feet. No parking and no locker were included.
On a low floor, a one bedroom suite sold for $445,000. This suite was about 594 square feet and had a northwest exposure, with a balcony that added another 125 square feet. The owner included a storage locker with the sale but no underground parking spot at 75 St Nicholas Street.
About half way up the condo building at 75 St Nicholas, a one bedroom suite sold for $480,000. This suite was also 594 square feet but this sale included a parking spot.
And near the top of the condo tower at 75 St Nicholas, a two bedroom, two bathroom suite sold for $725,000. A storage locker and parking space was included with the sale of this south-facing suite.
