The Weir Team has years of experience in resale condos and pre-construction condos. The many new pre-construction project in the area have caused much real estate concern, especially among condo owners who will lose a once prized view. However views are not protected in Toronto. So we need to keep an eye on condo resale values and rising real estate property values for condos in the Yonge and Bloor area.
Among many new condo towers in the area is the midrise building, 75 St Nicholas, tucked away on a relatively quiet neighbourhood street, steps away from the bustling Yonge Street, Bay Street and two Toronto subway lines. The building and suites at The Nicholas Residences turned out beautifully and we want to make sure condo resale values at 75 St Nicholas continue to rise. This is condo corporation TSCC 2444.
Let’s take a look at average selling prices at The Nicholas Residences so that we can keep track of how values are changing in this particular building with its approximately 308 residential suites.

In January and February 2016, here are the sales at 75 St Nicholas Street:
About midway up the condo tower at The Nicholas Residences, 75 St Nicholas Street, a bachelor suite sold for $325,000. This suite faced east and was about 429 square feet. The sale did not include locker and did not include an underground parking spot. The monthly condo maintenance fee was $240.00.
On a lower floor, a suite that was about 546 square feet was sold for $437,000. This suite was a one bedroom floor plan that with a western exposure. The sale did not come with a parking spot nor a storage locker.
Also on a low floor at 75 St Nicholas Street, a two bedroom, two bathroom suite was sold for $622,000. This suite was less than 800 square feet and was on the southwest corner. The sale included a parking spot and came with a storage locker.
About halfway up the tower, an identical two bedroom, two bathroom suite was sold at 75 St Nicholas Street for $650,000. It was also on the southwest corner and included a parking spot, but no storage locker.
As well, on the southeast corner of 75 St Nicholas St, another two bedroom, two bathroom condo unit was sold by the owner for $650,000.
