Now let’s take a look at property values at 35 Hayden Street. The Condo Corporation is TSCC 2094 and the Property Manager is Maple Ridge Community.

 

Just how much have things changed since the building was registered in 2010?

 

 

Here are selling prices during August and September 2016.

 

Eleven condo units at BSN were sold during this period.

 

A small one bedroom suite on the first floor sold for $380,000. This unit had a separate street level entrance, no locker and no parking.

 

Another one bedroom on the 16th floor sold for $373,800.

 

On a low floor at 35 Hayden Street, a one bedroom suite was sold by the owner for $381,000.

 

A 10th floor, south facing one bedroom condo suite at BSN sold for $382,000.

 

A few floors higher, another one bedroom suite sold for $398,000 without parking. That suite faced north.

 

Halfway up the BSN Condo building, steps from Yonge and Bloor Subway station, a one bedroom plus den suite sold for $435,000. This sale included parking but no locker.

 

On a lower floor at 35 Hayden Street, a one bedroom plus den unit sold for $460,000 with a monthly condo fee of $416.65.

 

And yet another 1+1 unit sold for $455,000, also without locker or a parking spot.

 

A main floor two bedroom, two bathroom suite was sold for $640,000 with a parking spot.

 

High up the tower, a one bedroom plus den suite was sold for $687,000. This included a locker, parking and faced south east. The unit was about 965 square feet.

 

An amazing 5th floor condo unit at BSN with a huge terrace was sold by The Weir Team for $727,500. The interior was 875 sq ft and the terrace added an additional 500 sq ft.
