Some of our more favourite transactions occurred helping buyers, sellers, landlords, tenants and investors on the dramatically changed Balmuto Street.
Balmuto Street has undergone tremendous change with the arrival of two very different condo towers. Just steps from the Manulife Centre and all the best of Yorkville and Bloor Street’s so-called Mink Mile of shopping, resale condos on Balmuto Street have done very well.
Let’s zero in and take a closer look at actual selling prices and property values at 35 Balmuto Street. These sales occurred in September 2016.
Three different one bedroom suites sold on lower floors of The Uptown Residences. The selling prices were $409,000, $415,000 and $423,800. None of those sales included a parking spot.
A one bedroom plus den suite sold on a higher floor of 35 Balmuto for $557,000. The sale included a storage unit but no parking spot. This suite was about 715 square feet and faced west.
A 2 bedroom, 2 bathroom suite on a lower floor was sold by the owner at Uptown Condominium for $610,000. This sale included parking but no locker unit.
Also on a low floor at 35 Balmuto Street, a two bedroom plus den condo unit sold for $661,000. It came with locker and parking.
A two bedroom, two bathroom southwest corner suite sold for $669,000. While a one bedroom plus den, with 1 and a half baths sold for $700,000.
A two bedroom plus den suite with 2 full bathrooms sold for $710,000 at 35 Balmuto Street. This sale included a storage locker and parking spot.
And near the top of the condo tower at 35 Balmuto Street, a 1270 square foot suite sold for $1,125,000. This large condo suite was on the northwest corner. The sale included a storage locker and an underground parking spot at The Uptown Residences.
