Some of our more favourite transactions occurred helping buyers, sellers, landlords, tenants and investors on the dramatically changed Balmuto Street.

 

Balmuto Street has undergone tremendous change with the arrival of two very different condo towers. Just steps from the Manulife Centre and all the best of Yorkville and Bloor Street’s so-called Mink Mile of shopping, resale condos on Balmuto Street have done very well.

 

Let’s zero in and take a closer look at actual selling prices and property values for the Crystal Blu Condos ast 21 Balmuto Street, TSCC 2128, for April, May and June 2016.

 

During this time period, 4 suites were sold at 21 Balmuto Street.

 

A two bedroom, two bathroom suite was sold on a high floor for $610,000. This selling price included an underground parking space and a storage locker at 21 Balmuto Street. The monthly condo maintenance fee on this suite was $806.00 and the suite faced north east. This suite was about 806 square feet.

 

Towards the top of the Crystal Blu condo building, a two bedroom, three bathroom suite was sold for $700,000. This suite at 21 Balmuto was more than 900 square feet and was on the northwest corner of the condo building. The sale included an underground parking spot and a storage unit at 21 Balmuto Street.

 

One floor higher at 21 Balmuto Street, another two bedroom, three bathroom condo suite sold for $730,000. This until included a storage locker and a parking spot and faced northwest as well. The monthly condo mainenance fee of this Bloor Yorkville condo suite was $947.00.

 

A few floors lower, a two bedroom, two bathroom suite sold for $758,000. This suite had beautiful southern Toronto skyline views and was more than 800 square feet. This sale included a storage locker and an underground parking space at 21 Balmuto Street.
