One of the more exciting additions to Charles Street East recently has been the completion of X2 Condos, the sister tower to the original X Condominium. Both of these sleek black condo towers anchor the east end of Charles Street at Jarvis Street. Within walking distance to the Yonge Bloor subway station, they’re popular condo buildings for investors, renters and end-users.

The condo corporation at X2 Condos is TSCP 2429 and the property management company is Balance Property Management.

Remember that every building is different and has its own set of parameters and perceived values. More specifically, every condo building on Charles Street is, in effect, its own real estate market.
For August 2016, seven X2 Condo suites were sold and one parking spot was sold separately.
A single underground parking spot at X2 Condominium sold for $27,000.
A north-facing bachelor studio suite sold for $314,000 at X2. This suite was on a very high floor. The sale did not include a locker or a parking spot.
A one bedroom plus den suite was sold on a lower floor for $452,000. The sale did not include a parking spot.
A one bedroom suite with parking was sold on a low floor at X2 Condos. The seller of this suite saw a selling price of $459,000.
A one bedroom plus den unti sold for $553,000. This suite included locker and parking and was was also on a lower floor. The suite was about 597 square feet.
A 2 bedroom, 2 bathroom suite sold for $599,000 on a very low floor. The selling price included a locker and a parking spot at X2.
Another 2 bedroom, 2 bathroom suite was sold for $623,800 about midway up the tower which included locker and parking.
And finally, another 2 bedroom, 2 bathroom suite at 101 Charles St E sold for $775,000 near the top of the X2 condo building. This suite was about 908 square feet on the southwest corner.
