One of the great things about condos for sale in the Bloor Yorkville neighbourhood is that each of the condo towers is unique. Each building has its own vibe. And each condo address has its own perceived value and true selling prices.

 

Whether it’s the quality of the property management or convenience of the condo amenities, each condominium in downtown Toronto, has its pluses and minuses. Whether they’re older buildings or brand new resale condos each building is worth a close look.

 

For now let’s take a look at one of our favourite condo buildings, 100 Hayden Street.

 

A quieter building tucked away at the end of Hayden Street, The Bloor Walk Condominium offers excellent amenities, preferred floor plans and excellent north views across Bloor Street.

 

Completed in 2004, 100 Hayden Street is home to 165 condo suites over 20 floors. Residents and owners at Bloor Walk enjoy amenities such as a meeting room, business center, concierge, fitness facilities, games room, garden, reading room, multimedia room, events room, hot tub, indoor pool, steam room and sauna. The facilities on the top floor of the building are beautiful. There are also BBQ stations up there and the views of the city are spectacular. Scott Hanton and Cameron Weir make sure to show off these amazing features to all of our buyers when we introduce them to 100 Hayden Street.

 

In terms of actual selling prices and property values at 100 Hayden Street, here is what sold in May, June and July 2016. The entire neighbourhood has seen some interesting fluctuations in selling prices while more new towers are built and become ready for occupancy.

 

Only four suites at 100 Hayden Street sold during this time period.

 

A one bedroom plus den suite sold for $365,000 on a high floor at 100 Hayden. The sale included a storage locker but no parking spot. The suite was about 598 square feet and faced north.

 

Another one bedroom plus den condo unit saw a selling price of $368,000, also on a higher floor. The sale did not include a parking spot, nor a locker and was more than 600 square feet.

 

Another one bedroom plus den suite sold for $373,000. This condo suite faced south and was on a high floor in the 100 Hayden Street condo building. A storage locker and parking spot were included with the sale.

 

And a two bedroom, two bathroom suite was sold for $395,000. It was a southeast corner suite on a lower floor that was about 775 square feet. The sale included a parking spot and locker.
